. Always physically verify the plots before arriving at the final decision. Also ask the developer for references of other buyers who have purchased plots within the same project for further examination.

. Ensure that the property you are buying is lien free and approved by relevant authorities. Ask the developer to provide you with information on last 50 years land record and other important documents such as plan pass copy, clear title, NA, etc. to verify status of the plot.

. Read the terms and conditions and developers policy prior to purchase. You shall often find it on developer's website, else ask for the same.

. Go through the details of amenities that are promised along with the plot. A documented list of the same should be available with you to cross verify post making the purchase.

. Super built up area is often confused by carpet area of a plot thus leading to disputes. Please note that most of the residential plots being sold in Dholera are offered on Super Built Up area basis.

. Few builders and developers, who sell plots based on Carpet Area shall quote you a higher rate, please do not get alarmed. It is justified for the prices to be up by 35% in such cases since carpet area excludes proportionate common areas such as lobby, lift, garden, etc. (which are otherwise included in Super Built Up area).

. Dholera shall have an international airport 20 Kms from the city. This is bound to augment the city's economic prospect and also have a role to play in soaring up the real estate prices in the region.
